Terms and Conditions
By making a reservation and staying with us, the lead guest confirms that they have read, understood, and agreed to comply with these Terms & Conditions on behalf of all members of their booking party.
These Terms & Conditions are designed to protect both our guests and our property and to ensure all visitors can enjoy a peaceful environment during their stay.
All bookings are subject to availability and are only confirmed once written confirmation has been issued by us via email or through the relevant booking platform.
We reserve the right to refuse any booking at our discretion.
The person making the booking (“the Lead Guest”) must be at least 18 years of age and is responsible for:
ensuring all members of the party comply with these Terms & Conditions;
ensuring all information provided at the time of booking is accurate;
all payments, charges, damages, and additional costs relating to the booking;
the behaviour and conduct of all guests and visitors associated with the booking.
Unless otherwise agreed in writing, the full balance of the booking is payable 3 days before arrival.
We accept all major credit and debit cards without surcharge.
Where payment has already been collected through a third-party booking platform, their payment terms and conditions may also apply.
If guests fail to arrive for their booking without prior notice, the reservation will be treated as a no-show and the full booking amount will remain payable and non-refundable.
Bookings made through third-party websites or booking agents may also be subject to additional terms, cancellation policies, or fees imposed by those providers. Guests are responsible for reviewing those terms before confirming their booking.
Check-in is available from 3:00 pm (15:00) on the day of arrival.
Earlier arrival may occasionally be possible by prior arrangement only and cannot be guaranteed.
Guests are requested to inform us of their approximate arrival time wherever possible to assist with check-in arrangements.
Unless agreed in advance, check-in must take place no later than 8:00 pm (20:00).
Failure to arrive by this time without prior communication may result in the booking being treated as a no-show.
Guests must vacate their accommodation by 10:00 am on the day of departure.
This allows sufficient time for cleaning and preparation for incoming guests.
Late check-out requests must be agreed in advance and may incur an additional charge.
Unauthorised late departures may result in additional fees being charged.
Where possible, luggage may be left temporarily at the property before check-in or after check-out at our discretion.
All luggage and personal belongings remain entirely at the owner’s risk. We accept no liability for loss, theft, or damage to personal property left anywhere on the premises.
Complimentary parking is provided on a first-come, first-served basis and cannot be reserved or guaranteed.
Additional free on-street parking is available outside the property.
Vehicles and their contents are parked entirely at the owner’s risk. We accept no responsibility for theft, damage, or accidents involving vehicles parked on or near the property.
A 7.5kW electric vehicle charging unit with a Type 2 connector is available at the property for guest use, subject to availability.
Charging is charged at a rate of £0.45 per kWh and payment must be made directly by the guest via the QR code displayed on the charging unit using the Monta platform.
Guests must ensure:
their vehicle is compatible with the charging equipment provided;
charging cables are used safely and do not create obstruction or trip hazards;
the charging equipment is used strictly in accordance with the manufacturer’s instructions and any guidance provided at the property.
Unless otherwise agreed in writing, electric vehicle charging is only permitted using the designated EV charging unit provided. Guests must not use domestic sockets, extension leads, adapters, or any other electrical outlets within the property or grounds for charging electric vehicles, e-bikes, e-scooters, or battery-powered equipment unless.
Use of the EV charging facility is entirely at the guest’s own risk. We accept no liability for:
interruption, unavailability, or failure of charging services;
incompatibility with a guest’s vehicle;
damage to vehicles, batteries, charging cables, or personal property;
losses arising from inability to charge a vehicle.
We reserve the right to suspend or refuse access to the EV charging facility where misuse, safety concerns, unauthorised charging, or breach of these Terms & Conditions occurs.
Any damage caused to the charging equipment, electrical systems, or property through misuse, negligence, or unauthorised charging will be charged to the Lead Guest in full.
We aim to provide a peaceful, safe, and relaxing environment for all guests and residents.
Guests are expected to behave respectfully towards the property, its contents, neighbouring residents, other guests, and the proprietors at all times.
As this is also our private home, we kindly ask all guests to respect the residential nature of the property.
The following behaviour is strictly prohibited:
excessive noise or disturbance;
abusive, aggressive, threatening, or antisocial behaviour;
illegal activity of any kind;
damage to the property or furnishings;
smoking or vaping inside the property;
unauthorised parties or gatherings;
bringing unregistered visitors onto the premises without permission.
We reserve the right to refuse entry, cancel a booking, or require guests to leave immediately without refund where:
these Terms & Conditions are breached;
guest behaviour causes nuisance, discomfort, or concern;
damage has occurred or is likely to occur;
the safety or wellbeing of guests, neighbours, or proprietors is affected.
Any additional costs, losses, damage, legal expenses, compensation claims, or loss of business resulting from such behaviour will remain the responsibility of the Lead Guest.
Guests are expected to take reasonable care of the accommodation, furnishings, fixtures, fittings, keys, and all property contents during their stay.
The Lead Guest accepts responsibility for any damage, breakages, missing items, excessive cleaning requirements, or misuse caused by themselves or any member of their party.
Guests should report any existing damage or maintenance issues immediately upon arrival.
Failure to report damage may result in guests being held responsible for replacement or repair costs.
We reserve the right to charge the payment card used for the booking for:
repair or replacement of damaged items;
specialist cleaning;
excessive cleaning requirements;
damage caused by pets;
additional housekeeping costs;
loss of income where accommodation cannot be re-let due to damage or misuse.
Supporting evidence and invoices may be retained where necessary.
Lost, stolen, damaged, or unreturned keys will incur a minimum replacement charge of £100 per set due to the associated security implications and lock replacement costs.
Smoking and vaping are strictly prohibited anywhere inside the property, including guest rooms, apartments, bathrooms, hallways, and communal areas.
Any guest found smoking or vaping indoors will be required to leave immediately without refund.
A minimum charge of £150 will be applied to cover:
specialist cleaning;
deodorising of furnishings and fabrics;
temporary loss of use of the accommodation;
additional housekeeping costs.
Guests may also be liable for any additional costs incurred beyond this amount.
The property is located within a Victorian building and, due to its age and layout, may not be suitable for guests with reduced mobility.
The Garden Apartment is located on the ground floor and is suitable for those with limited mobility.
The Coach House and Villa are accessed by stairs only.
Guests with mobility or accessibility concerns should contact us before booking to discuss suitability.
All accommodation is provided on a self-catering basis only unless otherwise stated.
Guests are responsible for supplying their own food, beverages, toiletries, and personal items during their stay.
Dogs are permitted only within the Garden Apartment and only where agreed at the time of booking.
Guests bringing pets must ensure:
pets are supervised at all times;
pets do not disturb other guests;
pets are not left unattended for extended periods;
pets do not damage furniture, flooring, bedding, or gardens.
Any damage, excessive cleaning, odours, or additional maintenance resulting from pets will be charged to the Lead Guest.
We reserve the right to refuse pets that are disruptive or unsuitable for the property.
The property operates an adults-only policy.
No guests under the age of 18 are permitted to stay at the property under any circumstances.
Stag parties, hen parties, celebrations, events, or organised gatherings are strictly prohibited, unless agreed in writing at the time of booking.
Bookings involving more than four guests may require a refundable £500 damage waiver deposit prior to check-in.
The deposit will be returned following satisfactory inspection of the accommodation after departure.
Unauthorised parties or gatherings will result in immediate termination of the stay without refund and may incur additional charges.
Only guests named on the booking are permitted on the premises unless prior written permission has been obtained.
For security and insurance reasons, unregistered visitors are not permitted to stay overnight.
We reserve the right to refuse access to unauthorised visitors at any time.
To preserve the comfort and enjoyment of all guests and neighbouring residents, noise must be kept to a reasonable level at all times.
Quiet hours apply between:
During these hours, guests are asked to minimise noise, including loud conversations, television volume, music, and movement around communal areas.
The garden terrace area is reserved exclusively for guests staying in the Garden Apartment.
Other guests must not use this area unless specifically invited or authorised.
We are committed to protecting your privacy and handling all personal data responsibly, securely, and in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
In order to manage bookings and provide accommodation services, we may collect and process the following information:
full name;
postal address;
telephone number;
email address;
payment and billing information;
booking details and stay history;
vehicle registration details where applicable;
correspondence relating to bookings or enquiries.
We only collect information that is reasonably necessary for operating our accommodation business.
Your personal information may be used to:
manage and confirm reservations;
communicate regarding your booking or stay;
process payments and refunds;
comply with legal and accounting obligations;
maintain property security;
prevent fraud, damage, or misuse of the property.
We will never sell or rent your personal information to third parties.
Payments are processed securely through authorised payment providers.
We do not store full credit or debit card details on-site.
We will only share personal information where necessary and lawful, including with:
payment processors;
booking platforms;
professional advisers;
legal or regulatory authorities where required by law.
Any third parties handling personal data on our behalf are expected to process it securely and in compliance with data protection legislation.
We retain booking and financial records only for as long as reasonably necessary to fulfil operational, accounting, legal, and tax obligations.
You have the right to:
request access to your personal data;
request correction of inaccurate information;
request deletion of your personal data where applicable;
object to or restrict certain processing activities;
request transfer of your data;
lodge a complaint with the Information Commissioner’s Office (ICO).
Privacy-related requests should be made in writing using the contact details provided on our website.
For the safety and security of guests, staff, and property, CCTV may operate in external access and entrance areas.
No CCTV cameras are installed inside guest accommodation or private internal areas.
Recorded footage is securely stored for a limited period and accessed only where necessary for security, legal, or insurance purposes.
Guests are responsible for their own personal belongings, valuables, and vehicles during their stay.
We accept no liability for:
loss, theft, or damage to personal belongings;
injury, illness, accidents, or death occurring on the premises unless caused by proven negligence on our part;
interruption to services outside our reasonable control.
We shall not be liable for failure to fulfil obligations where circumstances arise beyond our reasonable control, including but not limited to:
severe weather;
flooding;
fire;
utility failures;
pandemics;
government restrictions;
natural disasters;
transport disruption;
civil emergencies.
These Terms & Conditions are governed by the laws of England and Wales.
Any dispute arising in connection with a booking or stay shall be subject to the exclusive jurisdiction of the courts of England and Wales.
